SES.Hospedajes: what to report, by when, and what it costs to miss.
SES.Hospedajes is the Spanish Interior Ministry system where anyone letting accommodation, private hosts included, reports each booking and each guest under Real Decreto 933/2021: the booking within 24 hours of being made or cancelled, the guests within 24 hours of arrival. Failing to report is a serious offence, fined EUR 601 to 30,000. In Catalonia and the Basque Country, guests are reported to the regional police.

Two 24-hour deadlines
The booking within 24 hours of being made or cancelled, the guests within 24 hours of arrival. Two separate reports.
Fines up to €30,000
Not reporting is a serious offence, fined €601 to €30,000. Reporting late is a minor one, fined €100 to €600.
Regional rules
Catalonia and the Basque Country have their own police reporting. What changes there is set out below.
Four duties for every host in Spain
Letting accommodation in Spain, even a single flat now and then, brings four duties. The one most often overlooked is reporting the booking itself, before the guest has arrived.
Property registration
Register yourself and the property on SES.Hospedajes before your first guest, and update the details whenever they change (Real Decreto 933/2021, art. 6).
Booking report
The reservation data, including contract details and payment method, is sent when the booking is made, and again if it is cancelled.
Guest reports
Every guest's name, date of birth, nationality, identity document number, address and contact details, Spanish nationals included. If a guest is a minor, the relationship between the minor and the adult travelling with them is recorded.
Record keeping
Professional hosts keep an electronic register of what they reported for three years from the end of the stay. Non-professional hosts are exempt from the register, not from reporting.

Register your property
Register yourself and the property on SES.Hospedajes before you start letting, within 10 days of completing the administrative formalities. You're then given an establishment code for the property.
Report the booking
Within 24 hours of a booking being made or cancelled, send the reservation: contract details, dates, number of guests and payment method.
Report the guests
Within 24 hours of check-in, send each guest's details: name, sex, date of birth, nationality, identity document number, address and contact details. An adult gives the details of children under 14.

What hosts in Spain most often ask about SES.Hospedajes.
Does Vidimo file my SES.Hospedajes reports?
No, not yet. Vidimo has no SES.Hospedajes connection today, so you report through the Ministry's portal or the software you already use. Join the waitlist and we'll email you when Vidimo can file for you.
Can I use Vidimo for a property in Spain today?

Do I have to report Airbnb and Booking.com guests myself?
Yes. Under Real Decreto 933/2021 the platforms have reporting duties of their own, but nothing in the decree lets their report replace yours. You still report every guest you host, with their check-in details.
I only let one flat now and then. Does this apply to me?
Yes. The decree covers accommodation provided "de modo profesional o no", professionally or not. A non-professional host is spared keeping the electronic register, but still has to report every booking and every guest.
Which guests do I report? Spanish guests and children too?
Everyone who stays, Spanish nationals included. Guests aged 14 and over sign the registration form themselves; for younger children, the adult travelling with them gives their details. For a minor, the report also records the relationship between the minor and the adult travelling with them.
What are the fines?
Not reporting, or keeping no register, is a serious offence under Ley Orgánica 4/2015: EUR 601 to 30,000. Reporting late, or with errors in the register, is a minor one: EUR 100 to 600. The fine falls on whoever was obliged to report.
My property is in Catalonia or the Basque Country. What changes?
Your guest reports go to the regional police. In the Basque Country, an order of 25 November 2022 sends both the booking and the guest reports to the Ertzaintza, with the same 24-hour deadlines. In Catalonia, guests are reported to the Mossos d'Esquadra within 24 hours of arrival. Whether booking data must also reach SES.Hospedajes for a Catalan property is not settled in any official text we could verify: ask the Mossos or your adviser.
Do I still need the national registration number?
No. In May and June 2026 the Supreme Court annulled the Registro Único de Arrendamientos and the registration number it issued under Real Decreto 1312/2024. Registration with your region's tourism authority, where your region requires it, is a separate obligation under regional law.
Where is my data stored?
Your data and your guests' data are processed inside the European Union under the GDPR. Vidimo is your processor: we keep data only as long as the purpose and the law require, and we never resell it.
