The EU short-term rental Regulation in Italy

Regulation (EU) 2024/1028 has applied since May 20, 2026. Where a country runs a registration scheme, every short-term rental unit needs a registration number, and platforms must collect it before a listing goes live, show it and spot-check it. For units in those areas, platforms also send activity data to the authorities. In Italy, keep the CIN on every listing; whether it is formally the Regulation's number is not yet confirmed.

What the Regulation does

The Regulation sets common rules for the registration of short-term rental units and for the data platforms share with public authorities. It has applied in every EU country since May 20, 2026. Where a country or city runs a registration scheme, each unit gets its own number, issued online and immediately on the host's declaration.

What platforms do

Platforms must check that the host gives a registration number before the listing goes live and that the listing shows it; platforms also spot-check numbers and report invalid ones to the authority and the host.

They send the authorities for units in areas where a registration procedure applies: nights booked, number of guests and their country of residence per unit, with its registration number, address and listing link, every month to the country's single digital entry point (every quarter for a small or micro platform with a monthly average below 4,250 listings in the previous quarter).

Listings without a valid number

Where a listing lacks a valid number: the authority can order the platform to remove a listing with no number, an invalid number or a misused number. It can also suspend a number whose host does not correct incomplete or incorrect information, and withdraw it for wilful misconduct or gross negligence. The penalties for breaking these rules are set by each country.
